Q: What does Lupine Development & Consulting actually do?

We're a full-service building design, land development, and infrastructure consulting firm. That means we handle everything from custom home design and commercial tenant improvements to multifamily infill, land feasibility, permitting strategy, and municipal-scale infrastructure. Most firms specialize in one lane. We're built to work across all of them — and to coordinate between disciplines so nothing falls through the cracks.

Q: How do I know if my project is the right fit for Lupine?

If your project involves building, developing, or improving something — residential, commercial, or otherwise — there's a good chance we can help. The best way to find out is to start a conversation. We'll tell you directly whether we're the right firm for the work, and if we're not, we'll tell you that too.

Q: What does the process look like from first contact to project completion?

It starts with a conversation about your project, goals, timeline, and budget. From there we scope the engagement, establish fees, and move into design and documentation. Depending on the project, that includes feasibility analysis, schematic design, permit-ready drawing sets, engineering coordination, and construction administration. Every project is different — we build the process around the work, not the other way around.

Q: Do you work outside of Texas?

Our primary focus is Texas, where we know the regulatory landscape, the jurisdictions, and the market inside and out. We've supported projects in other states on a consulting basis. If you're outside Texas, reach out — we'll tell you what's possible.

Q: How do you charge for your services?

It depends on the scope. Some projects are flat-fee, some are hourly, and some are percentage-based depending on complexity and scale. What doesn't change is transparency — you'll know exactly what you're paying for and why before we start. No surprises mid-project.

Q: How long does a typical project take?

It depends on the project type, jurisdiction, and complexity. A straightforward residential permit set can move in weeks. A complex development with multiple agency reviews can take months. We give you a realistic timeline at the start of the engagement and flag issues early when something is going to affect it — not after the fact.

Q: Do you offer paid consultations before committing to a full project?

Yes. If you need a focused session on feasibility, permitting strategy, zoning, or code compliance before committing to a full engagement, we offer 60-minute paid consultations at $365. Available through our Store.

Q: Do you handle permitting, or is that the contractor's job?

Different roles, different expertise. Contractors build — that's what they're good at. We handle the regulatory side: code analysis, drawing sets, calculations, submittal coordination, and navigating the review process. We're the firm other builders call when a project hits a wall with the city. Knowing how to build something and knowing how to get it permitted are two different skill sets. We bring both, and we make sure the permit package that goes in is the one that comes back approved.

Q: What if my project has a code violation or was built without permits?

It's more common than most people think, and it's fixable in most cases. The path forward depends on the jurisdiction, the scope of the unpermitted work, and what's currently in place. We've navigated situations like this before — we'll assess it clearly and lay out exactly what needs to happen to get it resolved.

Q: Can you help with a project that's already been denied by the city?

Yes. Permit denials are usually the result of incomplete submittals, code misinterpretation, or documentation gaps — not project-ending problems. We review what was submitted, identify what went wrong, and resubmit with a package that's built to move through review. A denial isn't the end of the road. It's a problem with a solution.

Q: Does Lupine do green building or sustainable design?

Yes — and it's not a checkbox exercise. Sustainable design is built into how we approach projects, from material selection and energy performance to site drainage and water systems. We hold a Certified Green Home Professional (CGHP) designation and apply those principles across project types and scales. Good design and responsible design aren't competing priorities — they're the same thing done well.

Q: What is HuttoFlow and what does it have to do with Lupine?

HuttoFlow is a first-of-its-kind municipal water recovery infrastructure initiative led by Lupine Development & Consulting in partnership with the City of Hutto and Skillicorn Texas LLC. It received unanimous Hutto City Council approval on April 2, 2026. It's the clearest example of what this firm is built to do — complex, multi-disciplinary work at a scale most firms won't attempt.
