A full custom two-story residence designed for a south Austin infill lot, replacing a previous design that failed to capture the client's vision. Lupine came in mid-project, completely reworked the design, and delivered a 28-sheet permit set that addressed every outstanding concern. The finished design totals 4,079 conditioned square feet across two levels, with a master suite, guest suite, three additional bedrooms, wine room, media room, and a fully integrated outdoor living program — including cabana, outdoor kitchen, pool deck, and lower deck system stepping down the site's natural grade. Exterior materials include cedar tongue-and-groove siding, black sand-finish stucco, and stacked limestone, with a 1/4:12 standing seam metal roof and triple-pane Marvin windows and multislide glass door systems throughout. The project was designed to full City of Austin WUI compliance and visitability standards.

Engelmann Lane Whole-Home Remodel & Addition

A comprehensive whole-home remodel and addition on a 3-acre rural property outside Manor. The scope encompassed nearly full gut renovation of the existing 3,206 SF residence alongside a 2,281 SF addition — bringing the total conditioned area to 5,467 SF — with a new attached garage, expanded covered patio, and updated site infrastructure. Retained areas were limited to the front bedroom and primary suite; virtually every other system and finish was redesigned and rebuilt to current code.

Exterior materials include full stone veneer and stucco with a hip roof profile, designed to integrate seamlessly with the existing home.

Diamond Path Custom Residence
Dripping Springs, TX — Hays County

A two-story Hill Country custom home on a private 10-acre tract with well and septic, designed for a client who wanted full Hill Country character without compromise. The finished design totals 3,994 conditioned square feet across two levels, with five bedrooms, a game room, and a separate pool garage structure. Interior features include vaulted ship-lap ceilings, exposed 10"×12" wood beams and cedar posts with stone wainscoting, two wood-burning fireplaces, and full custom cabinetry throughout every room. The outdoor living program includes a covered lanai, outdoor kitchen, and outdoor fireplace. The roofline mixes 7:12 composite shingles with standing seam metal sections, and the exterior combines stone veneer, Hardi-plank siding, and stone chimneys. The project delivered a complete 18-sheet set including interior elevations, sections, full schedules, and pool garage plans.

Cedar Bluff Court Hillside Addition

A substantial multi-level addition to an existing hillside residence on a topographically complex Travis County lot, designed to integrate seamlessly with the existing structure while dramatically expanding the home's livability. The addition spans three finished levels — lower, main, and upper — adding two garages, expanded living areas, a game room, four bedrooms, and covered decks at multiple elevations that step down with the natural grade. Stone exterior with 8:12 and 10:12 pitch rooflines, stone chimneys, and open wood railings tie the addition to the Hill Country character of the site. Full interior elevations, cross sections, and cabinet details were developed across a 13-sheet set. One of the firm's earlier hillside projects, this work demonstrates site-responsive design and multi-level coordination from the firm's earliest years.

This two-story Mediterranean estate occupies a generous lot in a gated hillside community, organized around a central courtyard with pool, spa, and a detached casita for guests or extended family. The main residence pairs a barrel-vaulted entry and groin-vaulted loggia with a great room anchored by a stone fireplace, while the primary suite occupies its own wing with a sitting room, dual walk-in closets, and a spa-style bath. Upstairs, a home theater, game room, and loft give the second floor its own identity separate from the main living level, with three additional bedrooms sharing that floor. Twin two-car garages, a Spanish tile roof at 6:12 pitch, and stone-and-stucco exteriors with arched openings throughout carry the estate's scale without losing the material discipline that keeps it from reading as oversized.

Designed as a true second structure on a 2.3-acre Georgetown estate, this pool house is organized as two independent wings connected by a covered breezeway and open lanai — a configuration that gives the building its own internal logic rather than simply appending rooms to a central mass. The 2,448-square-foot conditioned program includes three bedrooms, three full baths, a full kitchen, kitchenette, game room, wine cellar, and utility wing, making it fully self-sufficient for extended family or guests. The exterior matches the main house in material and pitch — stone wainscoting, stucco field, and standing seam metal roof — anchoring both structures as a coherent estate composition.

This three-story craftsman residence stands apart through sheer vertical ambition — a third-level cupola crowns a home that already commands its rectangular acre-plus lot with deep porches, exposed cedar trusses, and stone-wainscoted columns. The main level opens through a true craftsman entry into a great room anchored by a wood-burning fireplace, with the kitchen, dining, and a sunlit greenhouse room organized around a central hub built for daily life rather than formal display. Wendel Street Modern Farmhouse

This two-story custom home delivers the modern farmhouse aesthetic with enough detail and material discipline to keep it from reading as a trend piece. Vertical board-and-batten siding, black window trim, exposed cedar rafter tails, and a layered roof composition mixing steep 8:12 gables with low 2:12 shed sections give the exterior a purposeful, composed quality that photographs well from every angle. The lower level organizes itself around a generous open kitchen — commercial-grade 48" range, farm sink, built-in wine cabinet, and a pantry-plus-mud-room sequence that handles daily life without cluttering the main living areas. The master suite anchors the rear of the lower floor with a walk-in closet and a freestanding slipper tub as the focal point of the bath. Planet Rock Vodka Lunar Lounge

This bar and lounge occupies a pre-engineered arched Nissen structure, its curved metal roofline giving the building a distinctive silhouette uncommon among standard commercial shells. The design carries that industrial form into a clean, functional interior: a full-service bar and lounge anchored by stainless steel casework, a four-barrel kegerator system, walk-in and reach-in refrigeration, and commercial ice and freezer units, all organized to keep service efficient during high-volume hours. Dual restroom cores flank the lounge for capacity, while upper and lower exterior patios extend the usable footprint well beyond the conditioned interior, giving the venue both an enclosed lounge experience and open-air gathering space. Corrugated metal siding and a shallow-pitch corrugated metal roof carry the pre-fabricated structure's industrial character through to the finished exterior, paired with concrete wainscot walls at the base for durability in a high-traffic commercial setting.

The layout balances open and private work modes — a seven-desk bullpen anchors the production side of the floor plan, while four private offices, two conference rooms, and a dedicated document room support focused and client-facing work. A reception area and waiting room greet visitors at the entry, with a separate employee lounge tucked behind the workspace. Juicy Claws Restaurant

This full-service restaurant tenant improvement transforms an existing commercial shell into a 4,276 square foot seafood and fusion concept with a fully realized bar program and covered outdoor dining. The demolition scope was substantial — nearly the entire existing partition layout was cleared to make way for a purpose-built floor plan organized around a high-volume commercial kitchen, a centralized full-service bar, and a dining room designed to flex between everyday service and private party use. The kitchen carries a complete line: four fryers, a six-burner range, charbroiler, wok range, and three stock pot stoves all running beneath a 24.5-foot Type 1 hood with Ansul fire suppression, backed by walk-in chiller and freezer units, a full prep line, and a dedicated dish area. The bar anchors the center of the floor plan with dual 90-inch four-barrel kegerators, a cocktail station, blender station, margarita machine, and glass and plate chiller — built for throughput. Two covered patios extend the dining footprint outdoors beneath standing seam metal roofs carried on 6x6 steel posts, with open cable railing facing the street. Stone-clad 8-inch CMU walls, floor-to-ceiling glazing across the restaurant's two primary elevations, and 18 mounted flat screens throughout the dining room complete the sports bar atmosphere.

This three-story, six-unit multifamily building occupies a corner lot in Round Rock's mixed-use downtown medium-density district, bringing residential density to an infill site through a design that reads as a cohesive masonry building rather than a stacked apartment block. The exterior establishes its presence through layered stone and stucco cladding, an 8-inch brick soldier course banding each floor transition, 4x4 wood posts carrying 12-inch dropped beams at the balcony lines, and a low-pitch standing seam metal roof — a material palette calibrated for the historic downtown context. Inside, each of the six units carries a full one-bedroom program: private bedroom with walk-in closet, open living and nook, kitchen, full bath, and in-unit washer/dryer — all organized to maximize usable area within a compact footprint. Two-hour fire-rated demising walls per GA-WP-4232 run continuously from slab to roof sheathing, and 12-inch web truss floor construction separates each level with structural integrity to match. Private patios on the ground floor and balconies on levels two and three give every unit outdoor space, and six dedicated parking spaces serve the site.

This retail tenant improvement converts a 3,091 square foot commercial shell inside The Crescent Shopping Center into a fully built-out specialty cosmetics and lifestyle retail concept. The scope encompasses a complete demolition of the existing office buildout — stripping the space back to shell and rebuilding it as a modern retail environment organized around an open sales floor, a dedicated cosmetics counter area, back-of-house storage, and a fully compliant men's and women's restroom core. The main sales floor operates under a dramatic 16-foot open ceiling painted black, with 24 track-mounted pendant fixtures and a grid of 45 recessed 3-inch LED lights providing the layered, high-contrast lighting typical of premium retail environments. Custom base and wall cabinet packages — 66 base cabinets and 49 wall units across multiple configurations — line the sales floor and cosmetics counter perimeter, purpose-built for product display. The entry wall features a French glass door flanked by fixed glass storefronts and new exterior awnings, establishing the brand's street presence at the shopping center facade. The project was designed under 2012 Texas Accessibility Standards with a licensed Registered Accessibility Specialist of record, and was submitted for plan review and permitting through multiple cycles before a successful grand opening in 2025.

Willow Run RV Resort — Amenity Center & Office/Grocery

These two buildings form the operational and recreational core of a new executive RV resort development in Haslet, designed and permitted concurrently in 2025 under the City of Fort Worth's jurisdiction. The Amenity Center is the larger of the two — a 2,417 SF wood-frame building with an 8:12 standing seam metal roof, cinder block wainscot masonry base, and vertical Hardi-plank siding. Its program serves resort guests across multiple use categories: a vaulted event and meeting hall accommodating up to 44 people, a fitness area, three individual wash rooms with ADA-compliant shower panel systems and subway tile surrounds, a laundry room with six washer/dryer pairs, and a covered veranda along the building's primary face. Sloped ceilings rise from 13'-6" to 26'-10" across the main hall, with tongue-and-groove walnut soffit on the veranda. A Trane 5-ton high-efficiency HVAC system serves the conditioned areas, performing 19.4% better than code minimum, supported by four high-recovery gas water heaters. The Office/Grocery is a 2,224 SF companion structure on the same parcel — a long, low-profile building clad in vertical corrugated metal siding with a 10:12 standing seam roof and cinder block masonry base. Its program includes a lounge, parcel and mailbox area, conference room, reception, administrative offices, security room, a small grocery, and an ADA-compliant bath. Both buildings were designed under 2021 IBC, 2012 Texas Accessibility Standards, and submitted through multiple permitting cycles with full MEP coordination.
